CRS Certified:
Randy Mack and Mark Stevens both hold Certified
Residential Specialist designations by completing
all the required course work and regularly
upgrading their knowledge through continuing
education classes offered by CRS. Like most
CRS members, Mark and Randy are full-time
agents with a significant number of successfully
closed transactions.
CCIM Members:
The CCIM designation stands for Certified
Commercial Investment Member; a rigorous
program covering residential and commercial
real estate investments, combining academic
study with actual investment transactions
on behalf of clients. Mark Stevens earned
the CCIM designation in 1992; Randy Mack
is presently a candidate for membership.
How do I select an investment property?
We will help you define your goals for real
estate investing, including your needs for
income, appreciation, and tax benefits,
as well as your willingness and ability
to manage the property yourself or, alternatively,
to hire a property manager. Based on this
careful analysis, we will then begin to
identify properties that match these criteria.
We will examine a property’s financial
performance using spreadsheets that allow
us to plug in and evaluate various scenarios.
Prior to purchasing any property, we suggest
you meet with your tax advisor, and we also
help you define a long term exit strategy
based on your desired investment horizon
or holding period.

We have extensive experience helping our
clients buy and sell residential income
properties, from single family homes to
duplexes and four-plexes, through multi-unit
apartment complexes. We’ve negotiated
purchases, leases and sales of offices,
warehouses, industrial and retail buildings.
Finally, Mark Stevens has worked with a
number of clients to assist their purchase,
development and eventual sale of vineyard
and orchard properties.
What tax benefits or estate planning
strategies are available?
Depending on your unique circumstances,
a broad array of tax advantages may be available
to you, including depreciation, personal
residence tax exemptions, tax deferred exchanges
(called 1031 exchanges or Starker exchanges),
and certain write-offs. It may be possible
for you to reposition your assets to better
suit a change in your financial circumstances,
or even to create new estate plans for your
heirs, without any immediate tax liability.

What is a “cap rate”?
A property’s capitalization rate is
a calculation of the relationship between
the property’s price and the rate
of return it generates, given its income
less certain expenses. Cap rates vary widely
across various property types, geographic
locations, and under different interest
rate and business environments. We’d
be happy to share with you the kind of cap
rates available in today’s markets.
